Owen Sound Growth
BG entered Owen Sound in March 2019 by acquiring its first two mixed use properties which have been demonstrating strong growth factors as exemplified by our building located at 261-281 9th Street East. This building consists of 9 residential units and 6 commercial units. Upon acquisition (March 2019), residential rents ranged from $550-$750 per month for one bedroom units and $950 per month for the two bedroom unit. Commercial rents ranged from $8.50-$10.00/foot, not including taxes, maintenance and insurance (TMI).
September 2019
Income Increase
BG Wealth Properties Inc. renovated 2 one bedroom units thereby increasing rents for the 2 units to $1,100 per month each, and the 1 two bedroom which the rent was increased to $1,400 per month. BG also filled two commercial vacancies where the new tenants completed their own renovations and increased rent to an average of $18.00 per square foot which include $4.00/foot in taxes, maintenance and insurance.
June 2020
New Additions
BG acquired two new mixed use buildings next to its 950-2nd Avenue East property, adding 13 residential units and 2 commercial units to its portfolio. These buildings are located at 942-944 2nd Avenue East, and 948 2nd Avenue East. This brings its total portfolio to 29 residential units and 10 commercial units for a total of 39 total units. Current residential rents on these new acquisitions average $750/month offering immense opportunity to rehab units and substantially increase rents and buildings value.
August 2020
Property Value Increase
This month we secured a new tenant for another of the one bedroom units at $1,300 per month. This unit was previously being rented at $650 per month. This increase from the $1,100 we could get last year to $1,300 this year shows there is even stronger demand and more growth possible. This increased the building value by another $100,000 based on the 8% CAP rate which is typical of downtown Owen Sound.
We had increased the value of this building by $400,000 last year from the March 2019 purchase date through these increased rent amounts.
